Job Description As a Customer Service Coordinator, you will
assist the Director of Maintenance in providing excellent customer
service and organization to the maintenance and renovation
department. To perform this job successfully, an individual must be

functions. DUTIES AND RESPONSIBILITIES Respond to maintenance
service calls and emails -- Create maintenance work requests while
doing follow-ups on the status of work orders -- Assist in
scheduling maintenance/vendors -- Respond to City/County notices or
violations -- Type reports, letters, and notices to residents and
owners -- Type and price routine inspection reports, i.e.: move
in/out reports -- Assist with collecting maintenance invoices and
review against time sheets and mileage from maintenance
techs/renovation team members -- Review and approve maintenance
credit card and maintenance check charges -- Obtain proposals and
bids for various projects from vendors -- Prepare and track
construction lien releases. -- Vendors: Obtain new vendor
verification, and track insurance. Keep track of and monitor
outside vendor jobs: Trees, plumbing, pest control, garage doors,
fences, HVAC, and electrical. Help manage maintenance files. Assist
in preparing monthly safety meetings-- Assist maintenance
technicians and Community Directors at apartment complexes. -- Help
sales team compile previous repairs and home upgrades on properties
being sold. -- On Call: schedule and notify after-hours on-call
team, follow up on reports with residents, send a report to
appropriate supervisor -- Update property inspection and gutter
cleaning schedule monthly -- Assist in maintenance hiring --
Performs other duties as assigned QUALIFICATIONS SKILLS/KNOWLEDGE:
Demonstrate exceptional administrative and organizations skills,
effective verbal and written skills, ability to master Yardi
software and Microsoft Office, and take initiative in completing
tasks EDUCATION & EXPERIENCE High School diploma or equivalent 3
years in property management maintenance or related experience
and/or training, or equivalent combination of education and
experience Knowledge of maintenance/carpentry is highly preferred
Ability to be flexible in changing work priorities and handle
numerous projects at the same time Ability to act responsively to
customer inquiries and requests; escalate the more challenging
matters as necessary Maintained effective working relationships
with other staff and clients. Demonstrated organizational, problem
solving and common-sense skills. Knowledge of Customer Relations.
Proficient in MS Office including MS Word, Excel, Publisher,
Internet. Knowledge of Yardi Maintenance, Management System
equivalent. Experience with Office Equipment such as Label Maker,
Copier/Fax, Scanner, USPS Mail machine. PHYSICAL DEMANDS The
